Integration of spatial analysis models in determining value distribution for residential condominium properties : case study of Kampala District
Abstract
The main purpose of this study was to integrate spatial analysis in assessing the distribution of values for condominium apartments. Analytical hierarchical process was adopted to model the value distribution considering a number of factors like proximity to the health centers, proximity to the roads, proximity to the power lines, employment, land use and income distribution, hotel proximity, slope and proximity to schools. A pairwise comparison using analytical Hierarchical process was carried out and from the pairwise comparison, weights were generated and Land use and income distribution generated the highest weight of 30% followed by employment at 20% after ranking. A map showing the distribution of values is generated and the different areas with higher values are identified. From analysis of the results using Analytical Hierarchical Process, it showed that Land use and income distribution has the biggest impact to condominium property values and their location, followed by employment and proximity to the access roads. It was concluded that AHP and GIS offer a comprehensive approach to modelling the value distribution of condominium properties by providing spatial visualization and leading to improved decision making and effective utilization of resources. The study recommended that value determination incorporating in spatial parameters provides valuable insights but it’s crucial to consider other non-spatial factors that affect the distribution/location of condominium properties.
